Mitsui & Co. Realty Management, partners sign MoU on rooftop solar, target over 10MW by March 2028

Mitsui & Co. Realty Management signed a memorandum of understanding (MoU) with e-dash, West Energy Solution, and JERA Cross to develop over 10MW of solar power plants by March 2028 on idle rooftops of properties it manages, the companies announced on September 17, 2026.

According to the statement, a portion of the power plants’ output would be consumed by the host facilities under onsite PPAs, with the surplus supplied to offices and other commercial real estate managed by Mitsui & Co. Realty Management under offsite physical PPAs. The property owners would invest in the solar equipment and lease it to West Energy Solution, removing the latter’s upfront cost.

In addition to serving as the power generator, West Energy Solution would be in charge of engineering, procurement, and construction (EPC) and operations and maintenance (O&M). Mitsui & Co. Realty Management would provide information on potential project sites and offtakers, and coordinate with tenants. JERA Cross would handle balancing and sleeve the offsite PPAs. e-dash would manage the projects overall and run tenders to procure shortfall power.

The companies said offices and commercial facilities tend to have limited space for onsite generation systems relative to their power demand, while warehouses have large rooftops but low consumption.

Nomura Real Estate Asset Management and Mitsubishi HC Capital Energy formed a similar partnership in August 2026 to develop a 100MW portfolio including solar plants on the real estate group’s Landport logistics facilities. Companies including Japan Benex and Prologis have also been building such projects, taking advantage of the feed-in-premium (FIP) scheme’s preferential treatment of rooftop projects.
